Have you looked at a screen full of property listings and noticed how the new or renovated properties all look the same?: Beautiful crisp white and grey or cream and beige rooms; pristine and clutter free. But can you distinguish one from another? A carefully curated, professionally photographed property in a listing always stands out from the crowd. Obviously, it needs to be clean, tidy and cared for, but it also needs to inspire and encourage viewers to think of the possibilities of living there. The interest thing is most viewers don’t have the imagination or vision: They need to be shown.
If a room is empty, what is its purpose? It's especially confusing in a single level property, an upside-down house or one with multiple reception rooms. If a room contains no furniture, how does the prospective buyer gauge if the room is fit for their purpose? Can they have a 3-seater sofa or a king size bed? Can they have a sofa and dining table in the open plan space? Viewers rarely have spatial awareness to be able to gauge the scale of a space when standing in a room never mind on a photograph. Anytime the viewer has to stop and question is a moment they lose a bit of interest.
If you create a home that appeals to more people, it will generate more interest and sells faster. If you build or renovate a house that looks like many others on the market, buyers will knock you down on price. There are similar out there that tick the same boxes. If you create a home that people desire, they will find the money to buy it…and more!
